Community Profile

Over the last 27 years, The 5 Neighborhoods of Winterset have built a reputation as one of Lee's Summit's Elite communities, built on a reputation of perfection in community development and precision in community association management, capped off with the touches of love and respect for the hundreds of families that have chosen to call Winterset home. Always endearing to the wants and needs of the residents within, Gale Communities has recently undertaken several projects that will again add value to a neighborhood already robust with amenities.

The latest of The 5 Neighborhoods of Winterset - Winterset Valley, is characterized by a wide array of home styles situated amid natural terrains and gently winding roadways. A massive 315-acre "mini" neighborhood with 300-plus single-family homes priced from $350,000 to more than $1 million, this gem has proven to be an ongoing success amongst those wishing to provide a greater quality of life for the family.

Winterset Valley has a unique neighborhood feeling. Visitors compliment the layout of the community and how each home is distinctively different from the next. This quality combined with the short work/entertainment commute and wide array of amenities for everyone from the very young to the active empty nester are also contributing factors to Winterset's history of sustained and increasing home values. Residents here are looking to spend more time with family and friends, and less time driving to and from work and/or entertainment.

Winterset Valley already includes one competition size swimming pool, one child themed waterpark pool with adjacent playscape area, a community center, tennis courts, over five miles of walking trails - many winding through densely wooded areas and past cascading waterfalls, a 3-acre fishing lake, a golf chipping green, designated community parks, common areas, and "pocket parks" too numerous to number. All of this sits just a short bicycle ride away from over 5,000 acres of parkland grounds surrounding Longview Lake. In addition to boating and fishing at Longview Lake, there are ball fields, two public golf courses, shelter areas for friendly gatherings and/or cook outs, and an extensive network of walking/biking trails.

What's even more incredible are the additional amenities currently under construction. In summer 2008 a zero entry swimming pool was completed with a circular water slide & spray jets for the children, cabana pool house, with additional walking trails and pocket parks planned in the foreseeable future. Lewis Lake is also filling up quite nicely and the extensive stone wall edges make a fantastic waterfall back drop. Its easy to see why Winterset Valley has maintained a high residual value for its residents over time just by observing how many new amenities are being added even when very few other developers are.

Winterset Valley offers several options for families looking to join the neighborhood, including premier home sites, approximately half overlooking treed nature areas, on walk-out, daylight, and flat lots for construction of homes. It's a place for a family to build their dream home backing to the privacy of heavily wooded terrain that has not been touched for well over a century, if ever. And they are nestled within the "100-Acre Wood," an old-growth forest that connects to the extensive Winterset walking trail system..
